  • Not at all. Ordinary family homes ~ with a comfortable backyard, decent linen and a good coffee machine ~ perform really well on Airbnb. In a lot of locations, family-friendly features like a high chair, a trampoline or a few board games tucked away are actual selling points that attract higher-paying guests.

  • It depends on your location, the size of your home, and how often you list it. Most everyday Australian hosts who list during school holidays and long weekends can comfortably fund 1-2 family holidays per year just from those periods.   • In most cases, yes ~ but the rules vary by state and local council. Most homeowners can list their primary residence without registering, but some areas (particularly parts of NSW) have caps or registration requirements.   • Yes. Airbnb income is taxable in Australia and must be declared in your tax return. The good news is you can also claim a range of expenses to offset that income. The ATO now receives income data directly from Airbnb, so accurate records are essential ~ which is exactly what the Pricing & Tax Toolkit helps with.

  • Most Australian Airbnb hosts don't need to register for GST, even if they earn over $75,000 a year. Residential short-stay accommodation is generally GST-free. The Pricing & Tax Toolkit confirms your exact position automatically.

  • Yes. Once your home manual is set up and your messages are in Airbnb's quick-reply feature, you can manage everything from your phone while you're on holiday. We do it ourselves every time we travel.
